Privacy Policy

This Privacy Policy explains how Arlene Monzar, Sales Representative, International Realty Firm, Inc., Brokerage (“we,” “us,” or “our”) collects, uses, discloses, and safeguards personal information when you visit arlenemonzar.com (the “Site”) or submit information through it, including our email signup form. It is written to comply with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and, for residents of Quebec, the Act respecting the protection of personal information in the private sector as amended by Quebec’s Law 25.

1. Who is responsible for your information

Arlene Monzar, Sales Representative, International Realty Firm, Inc., Brokerage is the organization responsible for the personal information collected through this Site. We have designated a privacy contact, reachable using the details below, who is accountable for our compliance with this policy and applicable privacy law.

2. What personal information we collect

Today, the Site collects only the following personal information, and only when you voluntarily submit it through our signup form:

  • Email address — the address you provide to receive real estate updates, listings, and market insights.
  • Consent metadata, recorded automatically at the moment you submit the form, so that we can demonstrate compliance with Canada’s Anti-Spam Legislation (CASL):
    • the date and time consent was given;
    • the page (URL) on the Site the form was submitted from;
    • the version of the consent disclosure text you agreed to (currently v1-2026-07-17);
    • your IP address; and
    • your browser/device information (user agent string).

We do not currently collect payment information, government identifiers, or other sensitive personal information through the Site. If that changes as the Site adds features, this policy will be updated first.

3. Why we collect it

We use the personal information above to:

  • send you the real estate updates, listings, and market insights you signed up for;
  • respond to inquiries you send us directly;
  • maintain a record of consent sufficient to demonstrate CASL compliance if ever required to do so; and
  • operate, secure, and improve the Site (e.g., diagnosing delivery or abuse issues using IP address and user-agent data).

4. Legal basis, consent, and how to withdraw it

We rely on your express, opt-in consent to send you commercial electronic messages, as required by CASL. The consent disclosure you agree to at signup states who is sending the messages and confirms your right to withdraw consent at any time.

You may withdraw your consent at any time by clicking the unsubscribe link included in every email you receive from us, or by emailing info@arlenemonzar.com. Withdrawing consent stops future emails; it does not delete the historical consent record we are required to retain (see Section 6).

5. Who we share information with (third-party processors)

We do not sell personal information. We share it only with the service providers (“processors”) that operate the Site and deliver email on our behalf, strictly for that purpose and under their respective terms of service:

  • Supabase — stores the signup and consent records described in Section 2 in our database.
  • Resend — sends the transactional and marketing emails you sign up for.
  • Vercel — hosts the Site itself and its server infrastructure.

Cross-border transfer

Supabase, Resend, and Vercel may store and process personal information on servers located outside Canada, including in the United States. This means your personal information may be accessible to these providers, and potentially to foreign courts or authorities, under the laws of the jurisdiction where it is processed. We select providers with appropriate contractual and security safeguards, but if you object to your information being processed outside Canada, please contact us before submitting the signup form, or withdraw consent as described in Section 4.

6. How long we keep it

We retain your email address for as long as you remain subscribed. If you unsubscribe, we stop sending you email but retain a minimal consent/withdrawal record (timestamp, source, and the fact that consent was withdrawn) for as long as reasonably necessary to demonstrate CASL and PIPEDA compliance, after which it is deleted or anonymized.

7. Cookies and analytics

The Site uses Google Analytics, a limited, aggregate website-analytics tool (for example, to understand which pages are visited or general browser/device trends) to help us improve the Site. We do not currently use this data to build individual profiles for behavioural advertising. Consistent with Quebec Law 25 and applicable Canadian privacy law, analytics cookies are off by default: they only load after you click “Accept” on the cookie banner shown on your first visit, and declining is just as easy as accepting. You can review or change your choice at any time via . If we introduce marketing or advertising cookies/pixels in the future, we will request separate opt-in consent before doing so, and this policy will be updated to describe them.

8. Your privacy rights

Subject to limited exceptions permitted by law, you have the right to:

  • Access the personal information we hold about you;
  • Correct or rectify inaccurate or incomplete personal information;
  • Withdraw consent to further collection, use, or disclosure at any time (see Section 4); and
  • Ask us to explain what personal information about you has been used to render a decision, where applicable (Law 25, Quebec residents).

To exercise any of these rights, contact our privacy contact using the details in Section 1. We will respond within the time limits required by applicable law.

9. How to file a complaint

If you are not satisfied with our response, or believe we have handled your personal information improperly, you may file a complaint with us directly (Section 1), or with the applicable regulator:

10. Changes to this policy

We may update this Privacy Policy from time to time as the Site’s features change. The “Effective” date at the top of this page reflects the date of the current version. Material changes affecting how we use previously collected information will be communicated to active subscribers.
